The Yukon in South Beach is the only Class A mixed-use office building in the South of Fifth neighborhood. Built by Arquitectonica in 2002, the building’s dynamic design includes terraces on every level on both private suites and public areas; many of which are under used. These 10,000 square feet of unused space boast prime views of the Ocean and neighborhood.
In 2022, Longstead designed a strategy to elevate the value of these under used spaces and convert them into an opportunity to raise the building profile, increase usable space and position the property as the ultimate luxury office location in the area. Working closely with a zoning lawyer, the Longstead team invested in a campaign to position the new vision for The Yukon as a game changer for the neighborhood and went to public vote.
The community expressed their support through the public vote and the project got approval to build out the terraces, rooftop and public areas. The new project quadrupled the value of the existing property and doubled the FAR (floor area ratio) while engaging the community and tenants in a major overhaul of their facilities and environment. Currently, the property is fully leased and continues to have the highest rent per square foot in all of Florida for the past 5-10 years.
